There's More To It ...

than just investing in real estate. When you buy a house using none of your own money, and then getting money on top of it, creating a note that will eventually give you $35,000 or more and making 1-3% from the loan already on the property, there is no better feeling in the world. When you accomplish that you know you got a "free" house. And you know that "free" house will make substantial income for you.

I bought this nice home on a Contract of Sale in 1995 from a couple in the military who were being transferred to Germany and would be there for at least four years. I gave the sellers $3,000 and they were happy.

I then turned around and sold that house for a higher price and with a down payment of $10,000. In less than a week I had a contract on the house and a $5,000 check in my hands, with $5,000 to come at closing.

At the same time my wife and I found our "dream home." It was vacant and the out-of-state seller was highly motivated. He was paying a $2,000 mortgage payment on an empty house!

Here's what I did. I used the same $5,000 from the investment house as the down payment for our almost new, gorgeous home with the interior designed by a professional decorator. It had everything I wanted in a house and everything my wife wanted as well. Not an easy feat to accomplish.

One more important note. My system works for everyone. If you are a first time home buyer, this is certainly the way to get into any home. If you don't want to own 100 homes, that's fine. If you want just one or two homes to cover a new car payment or a nice vacation, or save for your child's education, that's fine, too.

The home pictured on top was built in 1948 - it is 54 years old with 2 bedrooms, 1 bathroom. The previous owners bought the house in 2000 for $115,000. They sold it in 2002 for $206,000. WOW! Do the new owners expect to sell this house two years later for $412,000?????

I wouldn't buy this house for ANY price - even if it was on the South Lawn of the White House! One bath? 54 years old? 1140 square feet?

Now look at the next home. The previous owners bought it in 2000 for $140,000 and sold it in 2002 for $235,000. At least this house has 3 bedrooms, 2 baths, and a pool. But a 55 year old house? WOW! I guess they think it will be worth $470,000 in 2004!
